PROCESS OF A BUILDING DESIGN
-
1. PRELIMINARY DESIGN
- Establish project goals and objectives
- Develop a conceptual design
- Review the design with the client and obtain feedback
- Identify potential constraints and design considerations (e.g., budget, site constraints)
-
2. DESIGN DEVELOPMENT
- Refine the design based on feedback and constraints
- Develop detailed plans, elevations, and sections
- Identify materials, finishes, and systems to be used
- Conduct cost estimates and value engineering exercises to ensure the design is within budget
-
3. CONSTRUCTION DRAWINGS
- Prepare construction drawings and specifications
- Obtain necessary permits and approvals from regulatory agencies
- Coordinate with engineers and consultants (e.g., structural, mechanical, electrical) to integrate their systems into the design
- Review the documents with the client and obtain feedback and approvals
-
4. CONSTRUCTION ADMINISTRATION
- Conduct regular site visits and inspections to ensure the work is being done in accordance with the design and specifications
- Review and approve contractor submittals (e.g., shop drawings, product data)
- Manage the construction budget and schedule
- Respond to requests for information (RFIs) and issue change orders as needed
